Hinges carry the full weight of the door on every swing. Toronto weather, heavy commercial traffic and older framing make them the part that wears out first.
A solid exterior door, steel door or glass storefront door puts most of its weight on the top hinge. Over thousands of cycles, screws loosen, knuckles wear and the door drops.
Swelling and shrinking wood frames, rusting steel and salt on thresholds loosen hinge screws and corrode pins and bearings β especially on front and back doors.
A storefront or office door can open hundreds of times a day. Pivots, continuous hinges and heavy-duty butt hinges on these doors need replacing far sooner than on a house door.
What causes each one, what you can safely check, and when a hinge replacement is the right fix.
The door drops on the latch side, rubs the head jamb or floor, and the gap at the top is uneven. Usually worn hinge knuckles, loose screws in the top hinge or bent hinge leaves.
Screws have ripped out of the jamb and the hinge leaf hangs loose. Common on heavy doors and after a door has been kicked or slammed.
Aluminum storefront doors hang on top and bottom pivots. When the bottom pivot fails, the door drops, drags on the threshold and stops locking.
Full-height geared continuous hinges spread the load along the door, but they can loosen or wear on very busy doors, causing sag along the whole edge.
Top and intermediate pivots wear out, especially on heavy doors and doors exposed to weather.
A dragging storefront door is almost always a hanging-hardware problem β pivots, hinges or a continuous hinge that has worn.
When hinges wear, the door no longer lines up with the strike, so it will not latch or lock.
A slamming door is often a closer problem, but worn hinges add drag and force the closer to work harder.
Interior and exterior house doors squeak, rattle or swing open by themselves when hinges wear or the door is out of plumb.

We check hinges, screws, frame and strike to find out whether it is the hinge, the frame or both.
New hinges are fitted, the door is re-hung square, and we test that it closes, latches and locks.
Knowing which hinge your door has makes it much easier to understand the repair.
The classic two-leaf hinge with a pin. Residential doors usually have three; heavy exterior and commercial doors use heavy-duty or ball-bearing butt hinges, and tall or heavy doors may need four. Ball-bearing hinges reduce wear on heavy doors and doors with closers.
House doors typically use lighter plain-bearing hinges. Commercial doors, steel doors and doors with closers need heavier gauge, ball-bearing hinges rated for frequent use. Using a residential hinge on a commercial door is one of the most common reasons we see hinges fail early.
Pivots carry the door from the top and bottom instead of along the edge. Offset pivots are standard on aluminum storefront doors; center-hung pivots are often paired with floor closers on glass entrances. Tall or heavy doors may also have an intermediate pivot. Because the bottom pivot carries most of the weight, it is usually the first to fail. See pivot hinge replacement.
A continuous hinge runs the full height of the door, spreading the load evenly. Geared aluminum continuous hinges are popular on high-traffic storefronts, schools and offices because they resist sagging and abuse. They are a common upgrade when pivots keep wearing out β see continuous hinge replacement.
Spring hinges close the door by themselves and are used on some suite doors and garage entry doors. Weak springs mean the door no longer closes and latches β on fire-separation doors this must be corrected.
New hinges fix most sagging and alignment problems. But if the door itself is warped, split or rusted, or the frame is rotted along its length, putting new hinges on it is only a short-term fix. In those cases we discuss repair versus replacement: see door slab replacement, steel door repair vs. replacement, front door replacement and back and side door replacement.
Heavy insulated front doors with glass inserts put a lot of strain on the top hinge. Upgrading to heavy-duty or ball-bearing hinges and using long screws into the framing keeps them aligned for years. For more, see front door security upgrades.
On commercial entrances, hinges, closers and locks work as a system. A worn pivot makes the closer work harder and stops the lock lining up. We look at the whole opening β see commercial door repair Toronto, storefront entry doors and panic bar installation.
Hinges on fire-rated doors must be suitable for the rating, and the door must still self-close and latch after the repair. See fire exit doors and fire door annual inspection.
Kicked-in doors often tear the hinges out on one side and split the strike on the other. We rebuild the frame and reinforce the hinges β see break-in repairs and door reinforcement after a break-in.
