Steel door repair — hollow metal is repairable far more often than people think
Hollow metal doors are the workhorse of every commercial building in the GTA: rear exits, service entrances, stairwells, mechanical rooms and loading areas. They are also the doors most often written off unnecessarily. A steel door that has been levered, dented or dragged usually has a straightening and hardware problem, not a replacement problem — and replacing a fire-rated steel door and frame runs into thousands.
The exception is rust. Steel doors fail from the bottom up, because water sits at the sill and works into the skin. Caught early, the bottom rail can be repaired and the door resealed. Left for a few more winters, the base rots through and the door genuinely does have to be replaced. That timing is the difference between a few hundred dollars and a few thousand.

The steel door faults we repair most
The frame has racked and the door will not latch
Years of heavy use, or a levering attempt. We straighten or section the frame, reset the closer and reposition the strike so the door latches and, on a fire-rated opening, complies again.
The bottom of the door has rusted through
Water at the sill works into the skin. Caught early we repair the bottom rail and reseal it; left too long the door has to be replaced, which is why this is worth acting on.
The slab is dented or bowed
