An apartment or condo building has dozens of doors that are used all day, every day: the lobby entrance, vestibule doors, stairwell and fire doors, the garbage room, the parking garage, the roof and every suite. When one fails, tenants complain, security suffers and fire inspections are failed. We repair and replace doors in residential buildings across Toronto and the GTA for property managers, superintendents and condo boards, with 24/7 emergency service.
Tell us the building address, which door and what it is doing. Property managers can send a list of doors for one visit.
No obligation. We reply quickly, 24/7.
Traffic, closers and fire rules.
A lobby door in a busy apartment building can open a thousand times a day. Every one of those cycles works the closer, the hinges or pivots, the lock and the frame. Doors are also kicked open with carts and strollers, propped open with wedges and pulled shut against the closer. Most of the doors we repair in buildings have simply been worn out by use.
Fire and stairwell doors have extra demands. They have to close and latch by themselves every time, and in Ontario they are inspected under the Fire Code. A fire door with a weak closer, a broken latch or a gap at the frame is a deficiency that has to be fixed. See fire door annual inspection in Ontario.
Service doors take the worst abuse of all: garbage rooms, parking garages and loading areas get salt, water, carts and bins. That is where rusted doors, bent frames and broken closers are most common.

Commercial-grade closers, hinges, exit devices and steel doors, not home hardware.
Entrance doors that won't lock and fire doors that won't close get priority.

The doors inspectors look at first.
Stairwell doors, corridor doors, suite entry doors in many buildings, and doors to service rooms are usually fire-rated. Under the Ontario Fire Code they must be kept in good working order: they have to close and latch by themselves, and they must not be wedged open or damaged.
The most common deficiencies we fix after an inspection are closers that don't pull the door fully shut, latches that don't catch, hinges that have worn so the door drops, and gaps around the door. We repair these with hardware suitable for fire-rated doors. See fire exit doors and fire-rated door repair.

Fewer emergency calls, fewer tenant complaints.
