Commercial Door Closer Adjustment in Toronto (2026): Stop Slamming, Slow Closing and Doors That Never Latch

A door closer is the single hardest-working piece of hardware in any commercial building. It cycles hundreds of times a day, it holds your fire separation shut, it keeps conditioned air inside, and it is the first thing a customer notices when a door slams behind them. It is also the piece of hardware most likely to be running out of adjustment right now — and in most cases the fix takes fifteen minutes and a flathead screwdriver, not a replacement.
This guide covers what each adjustment valve actually does, how to set a closer correctly, what the Ontario Building Code requires for barrier-free doors, and how to tell the difference between a closer that needs tuning and one that needs to be replaced. What a door closer is actually doing
A commercial closer stores energy in a spring when the door is pushed open, then releases it through a hydraulic circuit as the door swings shut. The fluid is metered through a set of needle valves, and each valve controls a different part of the swing. When the door misbehaves, the cause is almost always one of three things: a valve out of adjustment, a spring that is under-sized for the door, or hydraulic fluid that has leaked out.
That distinction matters commercially. Adjustment is a service call. A leaking closer is a replacement. Diagnosing which one you have before you order parts is where most facilities budgets get wasted. Signs your door closer needs adjustment
- The door slams. Latch speed is set too fast, or the sweep valve has drifted open. Loud, disruptive, and it destroys the frame and strike over time.
- The door does not latch. It comes to rest an inch from the jamb. On a rated opening this is a code failure, not an inconvenience.
- The door closes so slowly it stays open. Usually over-tightened sweep, or a spring that has weakened.
- The door flies open and hits the wall. Backcheck is not engaged, or it is set too light for a wind-loaded entrance.
- The door is hard to pull open. Spring tension too high — and on a barrier-free door, likely non-compliant.
- Oil on the door or floor beneath the closer. This one is not adjustable. See the replacement section below.
- Seasonal drift. Hydraulic fluid thickens in the cold, so a closer that was perfect in July drags in January. Two adjustments a year is normal in Ontario.

The three valves — and what each one controls
Most surface-mounted commercial closers have two or three adjustment valves on the end cap or face of the body, usually labelled S (sweep), L (latch) and BC (backcheck). Some models add a delayed-action valve (DA). All of them are needle valves: clockwise slows the motion, counter-clockwise speeds it up.
Sweep speed (S)
Controls the main portion of the swing, from fully open down to roughly the last 15 degrees. This is the valve you use to set the overall closing time. A properly adjusted commercial door should take somewhere in the range of five to seven seconds to travel from 90 degrees to almost closed — long enough for someone with a cart or a mobility aid to pass through comfortably.
Latch speed (L)
Controls the final 10 to 15 degrees, where the latch bolt has to overcome the strike and the weatherstrip. The rule of thumb splits by door type: exterior doors usually need a slightly faster latch to push through wind pressure and compression seals, while interior doors should be slowed down so they close quietly. If your door stops short of latching, this is the first valve to touch — not the spring.
Backcheck (BC)
This one is protective rather than cosmetic. Backcheck creates hydraulic resistance in the opening direction, typically engaging around 75 degrees, so the door cannot be thrown into the adjacent wall by wind or by someone pushing hard with a hand truck. Any exterior entrance in the GTA should have backcheck engaged. Skipping it is how door frames, closers and drywall all get destroyed in a single windy afternoon.
Delayed action (DA), where fitted
Holds the door open longer at the top of the swing before the sweep begins. Useful on healthcare, school and loading-area doors where people move through slowly or with equipment. Not present on every closer.
How to adjust a commercial door closer, step by step
- Identify the valves. Remove the cover if there is one. Look for stamped letters (S, L, BC) on the end cap or body face. If the closer is unlabelled, note valve positions before you start.
- Mark your baseline. Before turning anything, count and write down where each valve sits. This gives you a way back if the adjustment goes wrong.
- Work in small increments. A quarter turn is a real change. Never turn more than half a turn at a time, and never back a valve all the way out — many closers will lose fluid if the needle is removed.
- Set sweep first. Open the door fully, release, and time it. Adjust until the door travels from 90 degrees to nearly closed in about five to seven seconds.
- Set latch second. Watch the last few inches. It should pull the door firmly into the strike without a bang. Clockwise to quiet it, counter-clockwise if it stalls short.
- Set backcheck third. Push the door open briskly. You should feel it firm up and cushion before the wall. Increase resistance until it will not slam open.
- Cycle and re-check. Run the door ten to fifteen times. Hydraulic settings interact, and one valve change often shifts the feel of another.
- Check the opening force. On any barrier-free door, verify it with a gauge before you leave. See the code section below.

Ontario Building Code: what your closer is legally required to do
For doors on a barrier-free path of travel, Article 3.8.3.3 of the Ontario Building Code sets a limit on how hard the door may be to open. Closers must permit the door to open with a force of no more than 38 N on exterior doors and 22 N on interior doors, applied at the handle, push plate or latch-releasing device. The requirement does not apply to entrances to dwelling units, or where a higher force is genuinely needed to close and latch the door against air pressure differences across the opening.
In practice this is the requirement that gets missed most often, because the usual response to a door that will not latch is to crank up the spring tension — which pushes the opening force straight past the limit. The correct sequence is the opposite: fix the latch speed, the weatherstrip and the alignment first, and only then touch spring size.
Rated openings carry a second obligation: the door has to close and latch under its own power, every single cycle. A fire door that rests an inch open has failed, regardless of how good the rest of the assembly is. When adjustment will not fix it
Some symptoms are terminal. Replace the closer, do not keep turning valves, when you see:
- Fluid weeping from the body or arm. A hydraulic closer that is leaking has already lost the ability to hold a setting. It will drift again within weeks.
- A valve that no longer changes anything. Internal seals have gone.
- Closing speed that changes on its own between visits. Classic sign of internal wear.
- A closer that is simply undersized. A heavy steel or glass entrance on a size-2 closer will never latch reliably in wind, no matter how it is tuned.
- Cracked mounting plate, elongated screw holes or a torn arm. Fix the mounting and the door before the closer, or the new one fails the same way.
Very often the closer is the victim, not the cause. A sagging frame, worn hinges or a rotted jamb will fight the closer on every cycle. A maintenance schedule that actually prevents failures
- Monthly: Watch each main entrance close from a full 90 degrees. Does it latch? Any bang? Any oil below the closer?
- Twice a year, spring and fall: Re-tune sweep and latch for the temperature change. This is the single highest-value maintenance item on a GTA entrance.
- Annually: Check opening force with a gauge on barrier-free doors, inspect arm fasteners and mounting plate, and inspect all rated openings.

Frequently asked questions
How long should a commercial door take to close?
Roughly five to seven seconds from 90 degrees to nearly closed, then a controlled final few inches into the latch. Faster than that and it becomes a hazard; much slower and the door effectively stays open, defeating both the fire separation and your heating bill.
Which way do I turn the valve to slow the door down?
Clockwise slows it, counter-clockwise speeds it up, on essentially every hydraulic closer. Turn in quarter-turn increments and never back a valve fully out.
My door will not latch. Should I increase spring tension?
Not first. Check latch speed, then the strike alignment, then the weatherstrip compression. Increasing spring tension makes the door harder to open and can push a barrier-free door out of code compliance.
Why does my door behave differently in winter?
Hydraulic fluid gets more viscous as temperature drops, so the door closes more slowly in the cold. This is why two seasonal adjustments a year is standard practice in Ontario, not a sign of a defective closer.
Can I adjust a concealed or floor-spring closer myself?
Not realistically. Concealed overhead and floor-spring units on aluminum and glass entrances usually require removing the door or the header cover, and the door has to be re-hung on centre afterwards. That is a service call.
