Panic bars in Burlington — Brant Street retail and Harvester industry
Burlington splits neatly between downtown retail with older buildings and the industrial corridors along Harvester and North Service Road. The exit hardware problems in each are different: downtown it is old devices on old frames, and on the industrial side it is modern hardware wearing out fast under heavy daily use.
What both share is that the exits are also working doors. A rear exit that doubles as the staff and delivery entrance will be propped the moment it becomes awkward to use, so the durable fix is usually outside access hardware and a device rated for the traffic rather than just a replacement bar.
Panic hardware we supply and service
Rim exit devices
The standard surface-mounted panic bar on a single rear or side exit — supplied, fitted and adjusted to latch positively.
Vertical rod devices
Surface and concealed rod devices for double doors and openings without a mullion.
Mortise exit devices
Heavier hardware for high-traffic and institutional openings where a rim device will not hold up.
Outside trim & access
Lever, pull and keyed trim so staff can get back in without the exit ever being chained.
Alarmed & delayed egress
Compliant answers to a propped or misused exit, instead of a padlock that fails inspection.
Closers & positive latching
Fitted with the device, because an exit that does not close fully never latches and gives no fire separation.
The exit hardware problems we are called out for in Burlington
The bar needs two motions or a shove
Code requires a single motion to exit. A seized, worn or badly adjusted device fails that immediately, and it is the deficiency inspectors write up most often.
The door does not latch when it closes
The strike or keeper has moved, or the closer is not pulling the door the last few inches. A fire door that rests against its frame gives no fire separation.
An old device on an older downtown frame
Downtown Burlington has exits that have been in place for decades. We fit current fire-code compliant hardware to an old opening, repairing the frame and strike where it has worn.
The vertical rods will not retract cleanly
Rod devices on double doors go out of adjustment as the doors settle. We reset the rods and the top and bottom latches so both leaves work.
The outside trim has failed or there is none
With no way back in, staff prop the exit. Keyed lever or pull trim removes the reason without touching compliance.
The frame has racked and the latch misses
Common on rear steel exits. We straighten or section the frame so the latch engages positively again.
Panic bar installation cost in Burlington (2026 guide)
Every job is quoted in writing before we start, and multi-door buildings are assessed and quoted together. These are the ranges we typically quote in Burlington in 2026.
| Job | Typical range | Notes |
|---|---|---|
| Site assessment & quote | Free estimate | Multi-door sites assessed in one visit |
| Rim panic bar supply & install | $450 – $1,100 | Fire-code compliant hardware |
| Vertical rod device supply & install | $700 – $1,600 | Double doors, surface or concealed |
| Mortise exit device | $800 – $1,800 | High-traffic openings |
| Outside keyed trim | $220 – $520 | Lever or pull with cylinder |
| Panic bar service & adjustment | $150 – $320 | Per device |
| Vertical rod adjustment | $220 – $480 | Per device |
| Alarmed exit device | $500 – $1,200 | Where propping is the issue |
| Delayed egress hardware | $1,200 – $2,600 | Where permitted, includes hookup |
| Closer supply & install | $280 – $600 | Sized for the opening |
| Strike / keeper realignment | $150 – $320 | Restores positive latching |
| Fire-rated door & frame replacement | $1,800 – $4,200 | Supply and install |

How a Burlington panic bar job runs
- You call or send photosCall 647-951-3510 or send a photo of the door and the existing hardware. That usually tells us whether it is a service, an adjustment or a replacement.
- We attend and assess the openingWe attend, check how the door closes and latches, and confirm what the opening actually needs rather than defaulting to a new device.
- You get a fixed priceYou get a fixed price in writing before anything is fitted, including any closer or strike work the device depends on.
- We fit, adjust and testWe fit the hardware, set the closer and strike so the door latches positively, and test the exit exactly as an inspector would.
Inspection coming, or an exit that will not open?
Failed inspections and exits that will not release get priority attention, and we work after hours so the fix does not disrupt trading.
Compliance — what an inspector checks
An inspector checks three things at a fire exit, and all three have to pass. The door must open from the inside under a single motion, with no key, tool or special knowledge. It must self-close fully under its own closer from any position. And it must positively latch when it closes — a door resting against its frame provides no fire separation, however shut it looks.
Related work includes fire exit door service, door closer replacement, steel door repair, door frame repair, commercial lock replacement and scheduled commercial door maintenance.
The propped-open exit problem
When staff prop or chain a fire exit it is almost never laziness — it is usually because the door is hard to open, there is no way back in from outside, or the area behind it gets misused. Fix the underlying reason and the propping stops. Keyed outside trim and an alarmed device solve it compliantly; a padlock is an automatic deficiency.

Panic bar installation Burlington — frequently asked questions
How fast can you get to Burlington?
Most Burlington calls are same-day, and we work after hours so an exit can be fitted without disrupting trading. Call 647-951-3510.
Can we lock our fire exit for security?
Not with a chain or padlock — that is an automatic deficiency. The compliant answers are an alarmed exit device or delayed egress hardware, both of which we fit.
What does an inspector actually check?
Three things: that the door opens from inside under one motion with no key or special knowledge, that it self-closes fully, and that it positively latches when it does.
Do you fit outside access hardware too?
Yes. Keyed lever or pull trim on the outside means staff can get back in, which removes the usual reason an exit gets propped.
Do you charge to quote?
No. Site assessments are free, and for a multi-door building we walk every exit and quote them together.
Can you service what we already have?
Often, yes. A stiff or sticking device is frequently an adjustment and a strike alignment rather than a replacement.
Is the work warrantied?
Yes, on labour and on the hardware we supply, written on your invoice.
Can you invoice the business?
Yes. We also take cash, debit, e-transfer and all major credit cards.

What are Panic Devices? What are Exit Devices?
Many people do not know what an “exit device” is despite the fact we all see them all the time. Exit devices are crash bars and panic bars. Every commercial and public building in this country, including Sunrise has at least one exit device. Exit devices play an important role in the safety and security of human lives and their property.
To begin, an exit device is door hardware which allows doors to remain locked from the outside when necessary. People inside the building, however, can still exit the same door without having to unlock the door.
On buildings with crash bars, no one is able to open doors installed with these devices from the outside when locked.
In the event of an emergency, such as a fire, those inside the building can use these locked doors as an emergency exit by pushing against the crash bar on the inside part of the door.
The term “panic bar” was given to exit devices because they can be opened very fast in an emergency. Panic bars are also beneficial because people with limited mobility and small children can initiate them.

Burlington Panic Bar Exit Devices – 647-951-3510
Panic Bar, Exit Device (Crash Bar) is a device for unlocking a door during emergency conditions. The mechanism consists of a spring-loaded metal bar fixed horizontally to the inside of an outward opening door. When the lever is either pushed or depressed, it activates a mechanism which unlatches the door allowing occupants to leave the building quickly.
Panic bars are typically found on doors which are required emergency exits serving a particular type or quantity of occupants. Common locations include:
– doors which provide egress from assembly areas
– doors which serve many occupants
– or doors serving hazardous areas
– for buildings subjected to international building code or a locally adopted variation
– they are required for healthcare, education, or assembly spaces generally related to the number of occupants exiting through a given door.
A door intended only for exit doesn’t need a handle on the outside, and for security a handle on the outside is often omitted. However a door handle can be mounted on the outside to create a two way door. This allows the bar to be locked in a neutral (latch open) position, allowing the door to be freely opened from either side.
