Commercial doors are built tough, but daily traffic, weather and security attacks eventually win.
A busy storefront or office door can open hundreds of times a day. After years of that, stiles crack, corners separate and frames bend.
Toronto winters push salt and slush into thresholds and frame bottoms. Steel rusts through and aluminum corrodes until the opening is no longer square or secure.
Carts, pallets and forced-entry attempts bend doors and frames. Repaired once, a damaged opening is often attacked again.
Some of these can be repaired β but when several show up together, replacement is usually the smarter investment.
Storefront doors rely on welded or mechanically joined corners. When they separate or the stile bends, the glass loosens and the door goes out of square.
The bottom of steel doors and frames rusts first. Once the skin or jamb is perforated, the door loses strength and seal.
Forced entry bends the frame stop, tears out strikes and leaves a gap that invites the next attempt.
Dented skins, delaminating faces and failed hinge reinforcements mean hardware will not stay secure.
Glass can be replaced on its own β but repeated breakage, failed glazing and a worn door often add up to a replacement.
If pivots and hinges are replaced but the door still drops, the door frame or stiles are usually the problem.
A damaged fire-rated door or frame, wrong hardware or missing labels can fail an inspection.
When a door is out of square, locks, strikes and panic bars stop working no matter how often they are adjusted.
An old door that no longer seals costs heating money all winter and lets water damage floors.

The right door depends on where it is, how it is used and what it has to protect.
The standard for retail, offices and plazas. Narrow-stile doors look clean but limit lock size; medium and wide stiles are stronger and accept heavier hardware and automatic operators. Choose glass (tempered or laminated) for safety and security, and consider a continuous hinge on busy entrances.
Offset pivots are common and economical; continuous geared hinges last longer on high-traffic doors and resist sagging. See our hinge replacement guide and floor pivot repair.
The right choice for rear exits, service doors, stairwells and warehouses. Heavier gauges and welded frames are stronger; insulated cores help exterior doors. Pair them with latch guards and quality hardware where security matters. See steel door repair vs. replacement and repair or replace a steel door.
All-glass and frameless doors suit lobbies and showrooms. They rely on precise patch fittings and floor closers β see floor and concealed closer repair.
Stairwells, corridors and some service rooms need labeled fire assemblies. The door, frame and hardware must all suit the rating. See fire exit doors.
We replace doors in plazas and retail units, offices, restaurants, apartment buildings, schools and daycares. For double doors see commercial double door repair; for maintenance plans see maintenance contracts.

Take photos of both sides of the door, the hinge side and the lock, and note how the door is used: customer entrance, staff-only, deliveries, emergency exit. Tell us about access control, alarm contacts or automatic operators on the door, so the new door is prepared for them from the start.
Most single-door replacements are done in one visit once the door arrives. For storefronts we can work before opening or after closing; for rear and service doors we coordinate around deliveries. If the existing door cannot be secured while you wait for the new one, we reinforce or board the opening so the business is never left exposed.
In many commercial leases the landlord is responsible for the storefront system and exterior doors while the tenant handles locks and day-to-day damage β but every lease is different. Check your lease and loop in your property manager early; we are happy to provide a written description of the damage and the recommended work.
A replacement is the cheapest moment to fix whatever caused the old door to fail: a heavier gauge steel door on a laneway exit, a continuous hinge on a busy storefront, laminated glass where break-ins happen, a closer sized for wind exposure, or an accessible operator for customers. Adding these later usually costs more than building them in now. See security upgrades and door reinforcement after a break-in.
Not a commercial property? We also replace front, back and side doors for homes β see front door replacement, back and side door replacement, door slab replacement and condo door replacement rules.
A little care keeps the new door working for years.
